The real wealth in Real Estate is in long term investing. Renting and holding for 5-10 years or longer. This is a no brainer. Using all the miracles of Real Estate to amass wealth, lots of it. Leverage, Appreciation, Amortization, Tax Favor and the Beautiful Tenant that makes this all possible.
Now, and for a few short years, we can buy at 80% of value and below (we are seeing some now at 50%-60%). This is like holding a rental for 3-7 years at 6% annual appreciation.
With all the foreclosures in progress (26,000 in Maricopa County as of this writing) these residents do not want to just rent, soooo! they will jump at the chance to lease purchase, rent to own, lease option and contract sales. This will cut your holding costs in half from a normal rental. You get more rent, the tenant/buyer takes on the repairs, minimal management costs, no turnover (saves $3,000-$5,000 annually), and you get retail (remember you purchased wholesale) in 3-5 years.
Only in Real Estate can all this come together in a beautiful symphony of making money, lots of it.
