The real wealth in Real Estate is in long term investing - renting and holding for 5-10 years or longer. This is a "no brainer". You get more rent, the tenant/buyer takes on the repairs, minimal management costs, no turnover (saves $2,000-$3,000 annually), and you get retail (remember you purchased wholesale) in 3-5 years.
