This is an area where experience and know how pays off.  So many do’s and don’t’s, so much variation in prices, so many laws to watch out for, major obstacles to be cautious with (mold, lead base paint (new FHA laws can assess fines at $37,000 for one infraction), asbestos), etc. The entire project can be a mine field.

Knowing what to do in what circumstance is solely experience.  Since every home can be a bottomless pit and every project estimate can vary by thousands, it is critical to establish a true punchlist of ONLY what has to be done and establish a budget for that project.  Knowing what a tenant will accept and what the buyer requires in a resale market is critical to the success of any project.  

Knowing what the real cost of a job can be hard to determine by a simple walk through. After supervising 100’s of homes, making lots of errors in judgment, we have the ability to walk a home and estimate with reasonable accuracy, the cost of the project.
