I started learning about real estate in Jan 2009, and started attending Phoenix Real Estate Club several months later.  Dan Valentine was a regular there, and he came up on my radar after a few months. Eventually, I realized that he could get a better deal for me than I could get for myself, and I started investing with Dan at the trustee sales.  My interest is single family rentals.  Dan bought me a property in Sep 2010, another in Dec 2010, two in Jan 2011, and one in Feb 2011.  All of them have been great deals. Four of them included most or all kitchen appliances and washer and dryer. What’s not to like about that?  I have chronic fatigue, and I was looking for a way to make investing easy. Dan’s one stop shop does that - purchase, rehab, and property management.  I am very pleased with the rehab that he does. He sends a great presentation packet for prospective properties every day via email, and when you buy a property you get a set of pictures via email showing the rehab that is needed.  If you are looking for someone to select great investment opportunities for you, I believe you will be happy with Dan Valentine.

As a Canadian, I was a bit concerned about purchasing a foreclosed home in Phoenix. Initially I had considered buying the “traditional way” and looked at numerous homes with a real estate agent.  After making an offer on a short sale, and losing money though the process, I got very frustrated with an “advertised price” which wasn’t the amount the bank really wanted.  We ended up walking away without our small deposit.

Then I started working with Dan.  Every day I would receive Dan’s picks and learning about the kind of home we wanted and at the price that would work.  We had to really get to know prices and neighborhoods we thought would do best for us. Every time I found a good one – I would call Dan – and wait to hear the results of the auction.

It took a bit of time but we pulled the trigger on a gorgeous house.  At a steal.  Obviously, after purchase, it took a few weeks to get it perfect and ready to list, but Dan rented it out in 5 days.  A one year lease! We are very happy with the way Dan has managed the property since and are now looking for another investment.  The opportunity to purchase at these prices is not here for long and we believe someday we will be able to flip them for great margins.
